Same Buy Box, Two Very Different Waits: Bloomington and San Bernardino Aren't One Market

Over the twelve weeks ending August 23, 2026, homes in Bloomington took more than twice as long to go pending as homes in San Bernardino, even though both markets sold at close to the same price.

Over the twelve weeks ending August 23, 2026, homes in Bloomington took more than twice as long to go pending as homes in San Bernardino, even though both markets sold at close to the same price.

A buyer comparing Bloomington and San Bernardino on paper would assume they're looking at the same market twice. Same stretch of the Inland Empire, same general price range, same kind of house. Plenty of buyers treat the two as interchangeable when they're building a search.

They aren't interchangeable. Over the twelve weeks ending August 23, 2026, these two ZIP codes sold homes for close to the same money, but they did it at completely different speeds. Line them up side by side and the gap is the whole story.

Start with Bloomington. The median time from listing to pending contract there ran 91 days over the period, and at that pace, the homes currently on the market would take about 3.6 months to sell through. That's a market where a seller lists and settles in for a wait, not a weekend.

The median sale price in Bloomington was $565,000, unchanged from a year earlier. Whatever moved in this market, price wasn't it. The wait was.

San Bernardino moved at a different speed. The median time to pending there was 40 days. Months of supply in San Bernardino came in at about 2.7 months, meaning the homes for sale there would clear in well under three months at the current pace.

Price didn't explain that speed either. San Bernardino's median sale price was $582,500, down from about $597,000 a year earlier. That's a market clearing fast without buyers paying up to make it happen.

Put the two together and the pattern is worth sitting with. Normally a bigger gap in speed comes with a bigger gap in price, faster markets commanding more because more buyers are competing for the same house. Here the prices sit close together and the timelines don't. Whatever is slowing one of these ZIPs down and moving the other one faster, it isn't showing up in what buyers are willing to pay.

For anyone actually shopping this buy box, that difference changes the plan. A house that sits for three weeks in a fast-moving ZIP isn't unusual, it's on pace. The same three weeks in a slower one is still early. An offer strategy built for one of these markets will misfire in the other, and a seller pricing off what the neighboring ZIP just did is comparing their listing to a different market than the one it's actually in.

If you're a buyer with a firm date, a lease ending, a job start already on the calendar, San Bernardino is the market more likely to move on your timeline. Homes there have been going pending in about 40 days, and supply is tight enough that waiting for a better option to appear may cost you more than it saves.

If you're a seller in Bloomington, a 91-day median isn't a signal that something is wrong with your listing. It's what this market has been asking of sellers here, and pricing or staging around a faster ZIP's pace will just extend the wait further.

What's worth watching next is whether that gap holds. Does Bloomington's timeline shorten as more of its current listings work through the market, or does the faster ZIP keep clearing at its current pace even as more homes come up for sale there. Either answer would tell us something the price data alone can't.
